The Plan To Turn Your Membership Into Measurable ROI.
DD Garzon is leading the charge to turn credibility into cash flow.
NARPM 2.0 Will Make You Money
🎧 Listen to the Audio Version Below
You may or may not know this, but the last 10 years of my life have been dedicated to understanding how to turn the power of community into a flywheel for business development. So the extraordinary value of the NARPM community is something I’m obsessed with.
But if you study the mechanics of community, you’ll learn 2 things:
Getting people to buy into a community is tied to how you award status to the members of the community.
The most valuable communities award status to their members both inside the community, and outside of the community
And while NARPM has done a great job at creating status for their members in local chapters and national events, NARPM 2.0 is focused on creating status for their members in the greater real estate market.
When I sat down with incoming President-Elect DD Garzon, she told me the entire board had realized this was what was missing: “It’s time to turn our credibility into visibility.” And she didn’t stop there. She knows exactly what you’re thinking:
"no one's gonna be a believer. 'cause we've been telling them change is coming for so long…”
That’s not hesitation, it’s honesty.
It’s the moment she drew the line between promise and execution.
Here's what makes this new plan different…
The Key Shift: From Good Intentions to Professional Execution
So, what makes this ambitious new plan different?
When DD Garzon talks about NARPM 2.0, she’s not describing a new slogan or a rebrand. She’s describing an engine overhaul: a complete shift in how NARPM works and what members get from it.
DD started by addressing the one thing:
“Historically, with NARPM, it’s a volunteer-driven organization.”
That was once its greatest strength. Passionate people building something together. But DD was blunt about the problem with that model:
"Volunteers... they put their families first... Then their work…And then if I have time, I'll think about my volunteer work. Well, no one has time these days. So guess what? Volunteer work is now... done very slowly or not at all."
So here’s the pivot: NARPM 2.0 is moving from that volunteer-driven organization to now professionally led one.
The new model still celebrates leadership, but now it draws a hard line between strategy and execution. In DD’s words, volunteers are gonna be true leaders, the visionaries, the strategists. And staff will drive it. They will execute it.’
That’s not a tweak. That’s a new operating system.
It means ideas won’t stall because, as DD said, the people executing are paid to do it full-time. It means goals turn into timelines, and timelines turn into deliverables.
That’s the foundation. But what does that foundation actually build? Real returns for your time, your effort, and your dues.
Here’s how the new engine pays you back
How the New NARPM Will Put Cash Back in Your Business (The ROI Engine)
Here’s where the shift gets real.
When DD walked me through what this “professionally led engine” actually means for members, it wasn’t theory. It was ROI…real ways your NARPM membership is about to pay you back.
Here are the three ways your NARPM membership is about to pay you back.
Promise 1: You’ll Get More Leads.
I asked her straight up: “Okay, so what’s the headline here for the average member?”
She didn’t hesitate. “Public branding. Public recognition.”
Her point was simple: NARPM can’t stay invisible anymore. Instead of you doing all the explaining, NARPM is about to do it for you…nationwide. Imagine a public campaign that teaches owners, “When you hire a property manager, hire a NARPM member.”
That’s inbound marketing on a scale no single company could afford to run alone.
Promise 2: You’ll Get More Profitable.
The goal? To "position ourselves in the industry as the number one source of rental market data."
DD’s point is that for too long, we've all been flying blind, using local anecdotes. This new plan changes that. She explained that…
"your... company can look at this national data and compare to where the industry averages... That's the benchmark."
It’s the difference between flying blind and flying with instruments. You’ll be able to see the benchmark for renewal rates, rent growth, and maintenance efficiency, then close the gap and keep more profit.
Promise 3: You’ll Save Thousands.
Every PM has had that moment: a scary letter from a regulator, a new bill that threatens your processes.
NARPM’s plan, as DD mentioned, tackles that head-on, promising real "legislative impact and legal help."
The most powerful part? A "rotational office hour" with top industry attorneys. If you’ve got a problem, you can call in... Get some guidance free of charge.

That’s a legal retainer built right into your membership, giving you real answers before they become an expensive mess.
These three promises alone would be a total game-changer. But the plan for this new 'operating system' is even bigger.
The Vision? More Than Just Member Benefits
So let's zoom out. This version of NARPM doesn’t just represent property managers; it protects them, markets them, and makes them sharper and more profitable.
That's the core vision for members. But DD's plan for this new 'operating system' is even bigger. She stressed that this isn't just an internal reform; it’s a full ecosystem reform.
DD emphasized that this transformation extends beyond members. NARPM 2.0 will bring vendors into the fold as strategic collaborators, pooling marketing, tech, and data expertise to lift the entire industry.
All of it sounds incredible. But you can hear the skeptic in the back of your mind asking the same thing I did: Is this real?
Her answer was definitive:
"it's great timing. We have the funds to deploy," and "These are not just  dreams that we've dreamed up... We're actually going to deploy funds.. hire the right experts, the right staff to make these things come true."
It's not a dream. It's a funded business plan.

So the question isn’t whether it’s real anymore, it’s whether you’re ready for what happens next.
Plug In The Engine…The Golden Era in PM Is Starting
Based on everything DD laid out, the takeaway for me is clear: we have to stop seeing NARPM as a "club we belong to." It’s an "engine we plug into."
DD Garzon’s new board is turning that on. The question is: will you be plugged in when it starts generating power?
This matters because, as DD also told me, this entire strategic shift is happening at the perfect time. She called this the "golden era of property management," and NARPM 2.0 is the engine built for it.
But when that starts working: when the new leads and owner expectations that this new plan will create start rising, you'll need operations that can scale without burning you out.
